North Portland reads like its own town inside the city. St. Johns has a main street of its own, with the bridge and Cathedral Park at the bottom of the hill, and Kenton, Arbor Lodge and Overlook each keep their own character a few blocks on. The housing runs in layers: early-1900s cottages in St. Johns, Portsmouth and University Park, a thick band of 1920s to 1940s working-class stock through Kenton, Arbor Lodge, Piedmont and Humboldt, post-war infill in the gaps, and along Mississippi and Williams a heavy layer of recent renovation sitting on top of all of it.

That last layer is where people get surprised. A house can have a new kitchen, a new bathroom and the original galvanized steel feeding both, because the remodel stopped where the drywall stopped. So most of what we do up here is replacing the supply piping through the whole house in the pre-1960 stock and swapping out the galvanized runs where a full repipe isn't the answer yet, plus water heaters that have run out of years. Our shop sits across town in the Southeast, so North Portland is a real drive, one of the longer ones on the ground we cover across Portland. We'd rather say that plainly than act like the distance isn't there, and we plan the week around it. We tend to keep one truck dedicated to North and Northeast Portland on most days to be sure we can serve those customers well.

The other half of it is who's driving. We're woman-owned and LGBTQ-owned, and the part of that you'll actually notice is who we hire. Owner Morgan Buck managed engineering teams before she owned a plumbing company, so she screens the plumbers we hire as hard for how they behave in your house as for how well they do the work. What finishes one on the peninsula is age, sediment sitting in the bottom of the tank, and an anode rod that's worn out. The remodel probably stopped at the wall

This is the most common surprise along Mississippi and Williams and through Boise-Eliot. A lot of those renovations replaced fixtures, cabinets and finishes, and stopped where the drywall stopped. The supply lines feeding them can still be the original galvanized steel, which is a separate job the remodel never touched. Putting new faucets on old pipe usually makes a flow problem more noticeable rather than less noticeable. It's worth having somebody look at what's behind the wall before you assume it got handled.

How long a water heater actually lasts here

Longer than in a lot of other cities. Portland is a soft-water town, so tanks here aren't getting eaten by minerals the way they are through much of the country, and a heater can pass ten years without looking like it's in any trouble. What that means is the failure tends to be quiet when it comes: a recovery time that's slowly gotten worse, a rumble down at the bottom of the tank, rust showing at a fitting. We check the manufacture date, the anode rod and the sediment before we recommend anything. If the house has gained a bathroom since the last heater went in, installing a correctly sized heater is a capacity question rather than a like-for-like swap, and replacement is permitted work through the City of Portland.

North Portland's mature street trees drop a heavy leaf load into exterior and area drains from October onward, and the same trees push roots into aging clay laterals through our dry late summers. From inside the house the two look the same. Clearing the line and then putting a camera down it is how you find out which one you're dealing with, instead of paying for the same visit every autumn without knowing what's causing it.
