What Is In Your Walls, and Why Finding Galvanized Is Often the Better News
Three supply materials bring Portland homeowners to this page, and they don't fail the same way. Galvanized steel is the common one here, and it fails slowly and in plain sight. CPVC and polybutylene are plastics, both far less common in this housing stock, and neither one gives you much notice before it goes. Which material is on your joists changes how much time you have to plan the work, so it's the first thing we confirm.
Galvanized steel warns you for years before it hurts you
Steel corrodes inward. The bore closes down, so the upstairs shower goes weak first and the first draw of the morning runs rust-colored, and when the wall finally perforates it usually does it in pinholes that weep rather than burst. A pinhole can drip into a joist for months before anyone notices the stain, and that does real damage. It's also a long warning, and most people on galvanized get years of it, which is why a house on original steel can usually pick its own date for the work.
CPVC goes brittle, and brittle pipe does not take a spot repair well
CPVC is cream or tan, rigid, glued at the joints rather than threaded or crimped, with CPVC printed along the pipe. Orange CPVC is fire sprinkler pipe, not potable supply, and the two get mixed up constantly. It's an approved potable material and it works in the applications it suits, but we'll be straight with you about how it behaves in a house. It embrittles, which means it loses the little bit of give it had when it was new and cracks instead of flexing. Heat, years of service, and contact with things it doesn't tolerate all drive that, and the list of things it doesn't tolerate is longer than people expect. It runs from certain spray foam insulations and fire-stop caulks to thread sealants, cutting oils, and plastic-jacketed cable left resting against a run. Cracking from that kind of contact often surfaces three to seven years after the contact, and age alone will do it too.
The part homeowners almost never get told is what that means on the job. Brittle CPVC breaks when it's handled. A plumber, an electrician, or an HVAC tech working nearby can bump a run and shatter it. The repair itself is the bigger problem: to glue a new section in, we have to cut and handle pipe on either side of the failure, and pipe that's far enough gone will crack under that. So the spot repair we came out to do can uncover two more failures while we're standing there. A system at that stage also tends not to fail just once. Houses in this condition produce several large leaks over a short stretch, because every run in the house is the same age and has lived the same life.
So the honest guidance here is different from what we'd tell you about galvanized. A galvanized pinhole is repairable while you plan the bigger job. On brittle CPVC we'll still make the repair you called about wherever the pipe will take it, but we're going to tell you plainly if we think you're buying a few months with it, because we'd rather you spend that money once.
Polybutylene, and the question your insurance carrier is really asking
Polybutylene is gray, sometimes blue or black, flexible, usually half or three-quarter inch, joined with plastic or metal crimp fittings, and installed roughly between 1978 and 1995. It's rare in Portland's older stock but it is here, mostly in houses built or re-plumbed inside that window. It degrades from the inside out as oxidants in the water work on the pipe wall and the fittings, so there's frequently no external sign at all before it lets go. The part that catches people out has nothing to do with plumbing. Many carriers won't write a new policy on a house with polybutylene supply, some don't renew, and some will bind only after a documented repipe. Some policies cover the resulting water damage but not the cost of replacing the pipe itself. It depends entirely on your carrier, and your own agent is the person to ask, because we are plumbers rather than insurance advisors and we won't try to interpret your policy for you. What we can hand you is the part a carrier will actually accept: a repipe permitted with the City of Portland, pressure tested, inspected, and documented.
When the repairs stop adding up to anything
Almost nobody sits down and decides to repipe a house. They get there one repair at a time, without ever having the conversation. A valve in the spring, a length of pipe in the fall, a fixture swapped out because the flow had gotten bad. Every one of those was a sensible call on the day somebody made it. That last one is worth thinking about, because timing is most of this decision. A repipe planned around a remodel, a floor refinish, or the year you're already moving out for a month is much less disruptive than a repipe done in a hurry in February after something let go.
