As a rough rule, the fixtures inside your unit and the short supply and drain runs that serve only you are yours, while the vertical stacks, the main supply and waste lines, and anything routed through common walls, floors or shared utility space usually belong to the building. Your documents settle it, though, because a condominium declaration or a lease can draw that line somewhere else entirely. We'll diagnose the cause first and then put in writing which side of that line the failure falls on. If the answer is the building, we say so and hand you documentation your association, property manager or owner can act on, even though that means telling you not to hire us for that part.

Where the shutoff actually is

Rarely where you'd expect. In a house carved into apartments decades ago, the unit valve might be in a hall closet, down in the basement, inside a shared utility room, or missing entirely, in which case the building main is the only valve there is. It's worth finding on a quiet afternoon rather than in the middle of a problem. If you can't find it, we'll find it on the first visit, and we'll show you which way it turns and what it shuts off before we leave.
