Plumbing and Drain Work for Northeast Portland's Galvanized Pipe, from Irvington to Roseway

Century-old houses, and the pipe to match

Close-in Northeast kept its old houses. Irvington, Alameda, Grant Park, Sabin and King are block after block of 1900s to 1920s foursquares and Craftsman bungalows that were never carved up, plaster still over lath, and nearly all of them plumbed in galvanized steel. That steel corrodes inward, so the bore closes years before anything drips. The first sign is pressure rather than water: the upstairs shower fading when the dishwasher runs, or a rust tint in the first hot water of the morning.

That is why a whole-house supply replacement and pinhole leak repair fill our week over here. We find how much of that steel is left and where it is failing, show you a cut section instead of describing it, and price replacing the failing runs against a full repipe so you can pick. Beaumont-Wilshire, Rose City Park and Roseway are slightly later stock, and out east Parkrose and Argay are post-war ranch on crawlspaces, which is a genuinely different job.

More of our week than any other district

Expertise, Earned One Irvington Foursquare at a Time

Northeast takes more of our week than any of the other districts we cover in Portland, and that volume turns into something useful. Walk us into a 1912 foursquare in Alameda where the upstairs pressure drops every time the dishwasher fills, and we have met that house before. We usually know what is behind the wall before we open it, because we have opened the same wall many times.

That we are woman-owned and LGBTQ-owned is the context for how the crew gets picked. Morgan's career before plumbing was managing engineering teams, and hiring is the work she is genuinely best at: people who are good at the craft and good to have in your house, screened as carefully for one as the other. So the people we put in the trucks find the cause instead of stopping at the symptom, price it in front of you first, and never push.

Whole-Home Repiping

The signature job in this district. A pre-war Irvington or Alameda house still carrying its original supply lines is running water through steel that has been narrowing from the inside for a century. We map what is left, prove the condition with a cut section, and quote the whole replacement as one number you approve before a wall opens.

    Locally Owned, Authentically Portland

We are woman-owned and LGBTQ-owned, based in Southeast Portland, and small enough that you can reach the people doing the work. We run the scheduling, documentation and warranty systems of a much larger company, which is how a small crew keeps its promises.

Financing for the Jobs You Did Not Plan For

Old houses do not schedule their failures. A whole-home repipe in a pre-war east-side house, a water main under a Southwest driveway, a water heater at the end of its life: none of these are discretionary, and they rarely arrive at a convenient time. Financing is available on larger repairs and replacements, so cost is not the reason you take a patch instead of the real fix. Ask when we quote!

What a Century of Original Pipe Means for Your House

Three things Northeast homeowners ask us before they commit to anything.

Why repiping is the signature job in close-in Northeast

Because these neighborhoods held onto their original houses. Galvanized steel was the standard supply pipe in Portland through the 1950s, and it corrodes from the inside out over decades, so a house that has never had a plumbing failure can still have most of the bore closed off. The intactness that makes Irvington, Alameda, Sabin and King beautiful to live in is the same thing that makes whole-house supply replacement the district's everyday work.

What it does to plaster, and how to do it in stages

Some opening is unavoidable, and anyone promising otherwise in a lath-and-plaster house is guessing. What we can do is plan the route before we start, use basements, closets, chases and attic space wherever the geometry allows, and mark exactly where a wall or ceiling has to be opened so nothing is a surprise. That map, with the cuts on it, comes with the quote. Often you can also do it in pieces: if the second-floor branch has failed and the basement mains are still sound, replacing the failing run is a legitimate answer rather than a stopgap. What we will not do is sell you a partial job while quietly knowing the rest is a year away.

The rest of the list, and who is doing the work

Old pipe is not the whole district. A big pre-war house has usually gained a bathroom or two since somebody last chose its tank, which makes a water heater replacement a capacity question. In bathrooms that still have their original tile and trim, most of the job is keeping period fixtures working rather than gutting a room that has aged well.
