Tankless Water Heater Installation in Portland, OR

In a Portland house built before the war, going tankless is mostly a gas-line and venting question. The heater itself is the straightforward part. What drives the work is whether your gas supply can feed a burner that fires at full output on demand, and where a sealed vent can legally and sensibly leave the building through an old wall or roof. We look at both before we quote, and if the answer is that tankless isn't worth it in your house, we'll say so.

Why a Tankless Conversion in an Old Portland House Is a Gas and Venting Job

A storage tank burns gas slowly over a long recovery cycle. A tankless unit does the same amount of heating in the moment you open the tap, which means it asks for a much larger burst of gas than the appliance it replaced. In Portland's pre-1940 stock, the Craftsman bungalows and Old Portland foursquares through Buckman, Richmond, Sunnyside, Irvington, and Sellwood-Moreland, the gas piping was sized decades ago for a furnace, a range, and a slow tank. Very often it can't deliver what a tankless burner wants at the far end of a long run. Upsizing that line, or running a dedicated one from the meter, is usually the single largest item on a conversion quote, and it's the one most online estimates leave out.

Venting is the second half of it. A tankless unit is a sealed-combustion appliance and can't reuse the old atmospheric flue that vented your tank up a masonry chimney. It needs its own intake and exhaust in the manufacturer's specified material, terminated at a legal distance from windows, soffits, and property lines. In a 1920s house with shiplap sheathing and a roof that has been layered over more than once, finding that route is carpentry as much as plumbing. We walk it in person, because if there's no vent path we can actually build, the rest of the quote doesn't mean much.

Where the unit hangs is the third factor. Most inner east side homes put the water heater in an unconditioned basement, which is usually good news, since a wall with joist access above it and a short path to an exterior wall is close to ideal. Outer east and North Portland post-war stock more often has the heater in a hall closet, a garage bay, or a crawlspace, and a crawlspace in particular limits both the vent route and the service access we'll need for annual maintenance. We'd rather find that on the walkthrough than on installation day.

A tankless conversion is usually the right call when:

  • You actually run out of hot water with the household you have now
  • The tank is in a spot where floor space is worth reclaiming
  • You are staying in the house long enough for the efficiency to matter
  • The gas service and vent path are workable without tearing the house apart
  • You want a unit with a long service life and are willing to maintain it
  • You are already opening walls for other work, which makes the gas run cheaper

Permitting works the same way here as it does for every other kind of water heater work in Portland. A tankless conversion is permitted through the City of Portland, and it usually involves gas piping changes, which are permitted as well. We pull the permit, install to the manufacturer's specification and code, and see it through inspection.

What kills tankless units early in mineral-heavy parts of the country is buildup inside the heat exchanger, the narrow passages where the water gets heated in a rush. Owners there face frequent descaling and shortened service life, and a lot of the national skepticism about tankless traces straight back to that. Portland's Bull Run supply is soft and low in mineral content, so that burden is much smaller here. Annual maintenance is still worth doing, but the failure mode that gives tankless a bad reputation elsewhere isn't the one you're signing up for in this city, and that's a real reason a tankless makes more sense here than in a lot of other markets.

Manufacturer flow ratings are printed against a temperature rise that assumes warmer incoming water than we get here. In practice that means a unit sized for a Sun Belt house can disappoint in January in Portland when a shower and the dishwasher run together. Then we adjust for the season. Because incoming water is colder here through the wet months, the same unit delivers less simultaneous flow in winter than in August. We size for the winter case, since that's when a mistake shows up.
